Brian O’Hearn went to the school of architecture at Cal Poly, San Luis Obispo in the early 90s. He also grew up with an architect father and had a solid base of designing skills. From there he went to work with Habitec, a commercial build architecture firm in San Jose, CA. After working there for several years, he took on some residential remodeling work for clients in the Los Gatos and Saratoga area.
Meg Tyndall also went to Cal Poly, San Luis Obispo (Dietetics, Class of 93′) and decided that counseling people about their dietary habits was about as exciting as watching paint dry. Having come from a family entrenched in real estate, she bought and sold two homes by the time she was 25 years old. Meg decided that if she was going to watch paint dry, she was going to get paid much more for it.
After professing their love for each other, Brian and Meg moved to San Diego and rapidly started buying and selling homes in multi-states in the 90s. Money was easy to get from banks online, and the home flipping business was wild. Most projects were simple and were in the category of ‘refreshing’. However, as young 20-somethings, they finally bit off more than they could chew when they bought a huge home near the beach with lots of issues from the outside in. Upon closing the selling agent asked if we were just going ‘to a match at it’. It was that bad. Being novices, they handed over about $50,000 to a contractor to do exterior work. He then promptly took our money and fell off the face of the earth.
Brian had the building design skills and Meg was good at selecting colors and materials. The vision was on paper, but we were out of money. Brian obtained all the heavy-duty tools and materials, strapped on a tool belt and started hammering away, replacing termite-filled weathered shingles with beautiful Hardiplank siding. Brian and Meg also found some help by getting involved in the community. Soon we formed our own home remodeling team who ultimately got us over the finish line. Our house sold for a record at the time in the surrounding neighborhood. It went from the ugly duckling to the shining gem, remodeled from the inside and out.
Brian’s skills expanded over the decades as he worked on remodels, and flips to apartment unit fix its. Brian and Meg exemplify the phrase ‘learn by doing’. We have built a team of licensed professionals to handle work that is outside our scope. Brian and Meg also know what pitfalls and redflags to look for when hiring or managing a job. In a recent out-of-area remodeling project, we had an outsourced team come in to put in a new kitchen. Brian oversaw the process and made corrections as they went to make sure they were doing a good, quality job. Their supervisor commented that ‘most flippers don’t care’ and he was actually impressed that we DO care. We want our projects to not only be beautiful but to be done in the most professional way possible.
With an aging population, many dated homes are going on the market and heirs are throwing up their hands and selling ‘as is’ leaving lots of money on the table, especially in a softening market. In a recent survey, most buyers are looking for turnkey homes.
